Greg DeSalvo is a senior business broker and commercial real estate advisor specializing in $1–$5 million transactions, where precision in underwriting, tax analysis, and financing execution determines whether deals close—or fail quietly.

 

With 25 years as a senior bank executive and nearly 10 years as a business broker, Greg brings a lender-first, execution-driven approach to business brokerage. Over the course of his banking career, Greg personally originated and underwrote more than $550 million in loans and was repeatedly recognized as a Chairman’s Club lender in Central Florida. That experience now informs every transaction he brings to market.

 

Greg is deeply fluent in business tax returns, financial normalization, add-backs, and lender credit standards, with particular strength in SBA-backed acquisitions, which represent the majority of successful middle-market business brokerage closings. Unlike traditional brokers who list first and address financing later, Greg pre-structures transactions with lenders before going to market, aligning financial presentation with what lenders will actually support.

 

This proactive approach directly addresses the industry’s primary failure point: financing. With an estimated 80% of failed transactions breaking down due to capital or underwriting issues, Greg’s process materially increases close probability by eliminating lender objections and buyer uncertainty early in the process.

 

Greg has extensive experience in manufacturing and operationally intensive businesses, where financial statements, asset mix, and cash-flow durability must withstand heightened underwriting scrutiny. After decades representing institutions and affluent private clients, Greg made a deliberate transition to business brokerage, representing owners rather than institutions. Having grown up in a family-owned business, he brings both technical rigor and personal perspective to transactions that are often financially and emotionally defining for sellers.

 

Since entering business brokerage, Greg has received annual recognition from the Business Brokers of Florida (BBF) for closed transaction performance. His clients value his realism, credibility with lenders, and ability to structure deals that survive diligence, financing, and closing.

 

Greg holds dual degrees in Business Management and Computer Science from the University of Georgia. His advisory style is analytical, candid, and grounded in execution—not optimism.
